Energy Performance Certificate (EPC)
WHAT ARE THEY ?
An Energy Performance Certificate (EPC) gives information on how to make your home more energy efficient and reduce carbon dioxide emissions.
All homes bought, sold or rented require an EPC.
INFORMATION THAT WILL BE RECORDED AT THE PROPERTY INCLUDE:
- Property type, age and construction
- Measurement of floor areas and heat loss perimeter walls
- Record any extensions, conservatories and rooms in the roof, etc.
- Investigate current levels of insulation and glazing type
- Identify the main heating and hot water systems and controls, along with any secondary heating
- Assess any low energy fixed lighting
HOW LONG IS YOUR EPC VALID FOR ?
An EPC is valid for ten years, except if they are part of a Home Information Pack (HIP). If it is part of a HIP, an EPC must be less than three years old when the property is first put on the market.
